More info:Bright, newly renovated 3 bedroom suite. This is an above-ground basement suite with views of the mountains from the living room. It has 3 bedrooms, though the sizes of the bedrooms are on the smaller side (8'x10', 9'x10', and 10'x10'). We feel this suite is best suited for a single parent with one or two children. We have young children ourselves (5 and 7 yrs), and have found the best situation to be tenants who wake early, and go to sleep early. We have sound-proofed the ceilings, however, but it is ideal when both families are on somewhat of the same schedule. At the moment this suite comes furnished - we charge another $150 per month for this ($1500 total, plus utilities). We have everything including even kitchen pots, utensils, beds, couch, etc. If we find a good tenant who prefers to not have the suite furnished, we will rent it for $1350 plus utilities. Laminate throughout, berber carpet in bedrooms and living room. Gas fireplace, split bathroom (one room has toilet/sink, the other has tub/sink). We have renovated this suite over the past few years, so upgrades are new. Size is 1050 sq ft., shared washer/dryer and shared storage in laundry room. Please note that there is NO dishwasher in the kitchen -- I've wanted to install one, but there is just not the space. We are happy to have you use the back patio and yard/sandbox. The backyard is gated, so safe for young children to play. Please, no smoking or pets. We are across from the Cleveland Dam, hiking in the canyon, a 2 minute drive from Grouse, and 20 minute walk to Edgemont Village. There is a newly-renovated playground about a block down our street, tennis courts, and two playing fields nearby. Our catchment schools are Montroyal, Cleveland (for French Immersion), and Handsworth. There is street parking at the front of the house on the street. The bus stop is less than one block in front of the house. Available July 1st, though our current tenants are moving out June 15th if you prefer to move earlier. 12 month lease.
